What are the different floor plans and sizes available?
We have 3 different floorplans available. The Ironwood is 2 bedroom 3 bath home 1406 sq. ft with 2 car attached garage.
Mesquite Floorplan is 3 bedroom 3 bath home 1487 Sq. ft with 2 car attached garage
Acacia Is 4 bedroom 4 bath home with rooftop deck 1923 sq. ft. with 2 car attached garage
All homes are 3 stories except the Acacia model that also has a 4th floor flex space leading out to the rooftop deck.
What features and finishes are included in the standard models?
All models come fully predesigned and equipped with full LG kitchen appliance package including stainless steel refrigerator, Quartz waterfall island, soft close flat front Thermofiol panel cabinetry, Luxury Plank flooring throughout with 4 1/2 inch baseboards, Acoustic Panel accent walls, 4″ LED recessed lights, designer bar lighting and drop down pendants. All homes have firesprinklers, programmable thermostats and prewired for cameras, alarm and surround sound.
Are there opportunities for customization or upgrades?
All of the homes are professionally designed for the luxury buyer and all features are included in the sales price. Any personalization can be made after the home purchase.

What amenities does the community offer?
We offer a grassy area with tall palm trees in a parklike setting for dogs. The community has nearby parks, hiking, and fitness centers within a few minutes.
Is the community gated or does it have security features?
The community is not gated but each home has a built in ring camera and is prewired for an alarm system of your choice and additional cameras. Our 2 car garage also has an additional safety lock built in and deadbolts on the front doors.
What are the plans for future development within the community or surrounding area?
The community has a total of 40 townhomes with the majority of homes in phase 1 sold out. The Arcadia area is in the #1 appreciating zip code in Maricopa County and is constantly evolving.
What are the schools assigned to this development?
Arizona has open enrollment to nearby schools and there are a variety of choice schools or private schools in the area. The assigned schools are Monte Vista Elementary School, Biltmore Preparatory Academy and Camelback High School.
How are utilities handled?
The HOA provides water, sewer and trash. The home owner pays for electricity and internet.
What is the pet policy?
The Arcadian is a pet friendly community and we even have a dog park. There are no restrictions on breeds or size.
What are the HOA dues, and what do they include?
Monthly HOA dues are $275.00 and include common area maintenance, water, sewer and trash.
Are the HOA dues subject to change?
As with all HOA dues they may fluctuate over time. There are no planned increases or assessments at this time and any need for changes will be evaluated on a yearly basis.
What are the HOA's rules and regulations (CC&Rs)?
We have an document that you can request that includes all of the CC&Rs.
What is the process for making exterior changes to my townhome?
While no changes can be made to the exterior you can contact the HOA manager to request a form for any changes that are specific to your home.
What is the financial stability of the HOA?
The HOA maintains a minimum amount in the account and is currently covered by the construction process.
Who manages the HOA?
Board of Directors who are owners who are elected by home owners.
Are rentals allowed?
Yes, rentals are permitted with a minimum of one week.
